Fly Screens for a New Home in Ras Al Khaimah: Al Marjan Island

Screen Your New Home at Handover

New homes in RAK usually arrive without fly screens. The developer fits the glass, the aluminium, and the finishes, and the screening is left to the buyer. This surprises new owners, but it is standard across the emirate’s developments, and it is actually an advantage: you screen the home properly from day one instead of inheriting someone else’s compromises.

Al Marjan Island is where most of the new-build activity is: resort towers, new villa clusters, and floor-to-ceiling glass designed for the view. We make fly screens in Ras Al Khaimah to order in our Dubai workshop, and new-home fittings are a regular part of our RAK work.

Why New Builds Come Without Screens

Developers leave screens out for a practical reason. Screen preferences vary: some buyers want every opening screened, others only the bedrooms, and the developer cannot guess. Fitting screens at handover lets each owner decide for themselves.

The result is that the first summer in a new RAK home teaches the lesson fast. The glass is beautiful, the breeze is tempting, and the mosquitoes arrive on the first open evening. Most new owners book screening within weeks of moving in. Booking it at handover skips those weeks entirely.

Fitting at Handover

The best time to screen a new home is between handover and move-in. The rooms are empty, every opening is accessible, and the fitters can work through the whole property without moving furniture. Measuring takes less time, fitting takes less time, and nothing gets in the way.

If you have the keys but not the furniture yet, book the measurement visit immediately. We measure the empty property, the workshop makes the screens, and fitting happens before the moving truck arrives. You move into a home that is already screened.

If you have already moved in, it is not too late. We fit occupied homes every week. It takes a little longer because furniture has to be worked around, but the result is the same.

Measuring Before Furniture Arrives

Empty rooms make for accurate measurements. Curtains are not yet hung, so window reveals are fully visible. Nothing blocks the track channels. The fitter sees every opening exactly as it is, with no guesswork.

This matters most for sliding doors, where the track profile decides the screen design. With clear access, we can check the full track length, the channel depth, and the stacking direction of the glass panels in minutes rather than working around a sofa.

Take photos of anything unusual before the visit and send them on WhatsApp. If a window has an odd shape or a door has a non-standard profile, advance warning lets us bring the right parts and samples.

Coordinating With the Developer

Some buyers fit screens during the snagging period, alongside other finishing work. This is fine, but sequence it right. Screens go in after painting and dusty work is finished. Fitting screens before the painters means cleaning dust out of every track before the screens can work properly.

If your unit is still under the developer’s defect liability period, screens do not affect it. They are an owner fitting, like curtains, and they do not touch the developer’s work or warranties.

What to Tell Us When You Book

Three things help us prepare. First, whether it is a villa or an apartment, and roughly how many openings it has. Second, whether you have moved in yet or the property is still empty. Third, your handover or move-in date, so we can arrange the measurement visit around it.

With that information we arrive with the right expectations and the right parts. The visit itself follows the standard pattern: measure every opening, confirm colours and mesh, and give you a written quote on the spot. The quote is free at the measurement visit.

New-home owners often ask what their screens will face in this emirate, since a new home means new exposure. Our guide to how RAK’s climate affects fly screens explains the mountain dust and sea air in detail.

FAQ

Should I wait until I have lived in the home before screening?

No. You already know which openings you will use: the patio door, the bedroom windows, the kitchen door. Screen them at handover and skip the season of discovering it the hard way.

Can you work from the developer’s floor plans?

Floor plans help us prepare, but we still measure every opening in person. Plans show sizes; they do not show track profiles, and the profile decides the screen.

What if the developer later fits screens as standard?

Some developments add screens in later phases. If yours does, you lose nothing: your screens are made to order for your unit and will outlast a developer’s bulk fitting.

Do new towers have standard profiles that make fitting easier?

Often yes. New developments tend to use consistent aluminium systems across units, which makes measuring faster. We still measure your unit individually, because installation tolerances vary from unit to unit.

How do I book a handover-time fitting?

Call +971 52 443 2655 or WhatsApp as soon as you have the keys. Tell us it is a new handover and we will arrange the measurement visit around your move-in date. The quote is free at the measurement visit.
